Your brokerage's website is not your website.
The domain, the rankings and the lead flow belong to the brokerage, and every bit of it stays behind when you move. Your own site is the only asset in your career that follows you, and its job is not to out-search Zillow. It is to convert the person who was just given your name.
Nobody browses listings on an agent's website
They browse on Zillow and then they check you. Building for the first job is why most agent sites return nothing.
You will not win the inventory search
Zillow, Realtor.com and Redfin have spent billions on it. An IDX widget bolted to your site is a slower version of a tool the buyer already has open in another tab. Competing there is the single most expensive mistake in agent web design.
You will win the "who is this agent" search
Which is the search that actually happens: your name, typed after a referral, a sign, or a first conversation. That visitor is already interested and is deciding whether you look like the person who sells their house. That is a page about you, not a database.
Sold, in the streets they recognise
Not a national number. The specific neighbourhoods, communities and buildings you actually transact in, named. A seller in one community does not care how many homes you sold in the county, only whether you have sold theirs.
A face, and a real one
This is a business where the product is a person. A current photograph, in your own clothes, that looks like the human who will turn up. It sounds trivial and it is the thing buyers judge fastest.
Why every agent site looks the same
Because almost all of them are the same purchased theme, and buyers can tell.
A brand you can hold to is worth more than a feature list
We built Empress Realty in teal, white and black, strictly, with nothing else allowed in. That restraint is the reason it is recognisable, and it is the opposite of what a template does, which is offer eleven colour schemes and let the site drift. Hand-coding is what makes holding a brand possible, because there is no theme underneath quietly reintroducing its own defaults.
The same is true of speed. A themed real estate site typically carries a slider, a map widget, an IDX script and half a dozen plugins before it shows a single word, and it is judged on a phone, on cellular, by somebody who is not patient.
Empress Realty
A live broker site in Palm Beach, built around the agent rather than around the inventory.
Empress Realty
Brokerage · Palm Beach, FLCarolyn Dutriz's brokerage. A strict three-colour brand, the broker herself as the centre of the site rather than a listings grid, and a full password-protected portal so every page, photograph and listing is editable in two minutes without involving us. No IDX, deliberately: the site's job is the appointment.
Questions from agents and brokers
Should I build my own site if my brokerage gives me one?
Yes, if you intend to have a career rather than a job. The brokerage site is the brokerage's asset: the domain, the SEO equity and the lead flow belong to them, and it all disappears the day you move. Your own site is the only version that follows you. It does not have to compete with the brokerage site, it has to rank for your name and convert the people who were referred to you.
Do I need IDX and a full listing search?
Usually not, and this is where most agent sites waste their money. You cannot out-search Zillow, and nobody is coming to your site to browse inventory. What converts is you: your sold history in the neighbourhoods you actually work, your process, and your face. If you do want live listings we will wire in a feed, but we will tell you first that it is rarely what wins the appointment.
How do I stop my site looking like every other agent's?
By not using the template every other agent uses. Most real estate sites are the same purchased theme with a different headshot, which is exactly why buyers cannot tell any of you apart. We hand-code to a brand, and we hold to it strictly. Empress Realty is teal, white and black and nothing else, which is why you recognise it.
Can I update my own listings and testimonials?
Yes, and you should be able to without paying anyone. Every site we build for an agent comes with a password-protected portal where you edit text, swap photographs, and add or remove listings and testimonials yourself, in two minutes, from a phone. A stale listing page is the fastest way to look like you are not working.
What about the calls while I am at a showing?
That is when almost all of them arrive. An AI agent answers, qualifies whether it is a buyer, a seller or a tenant, and books the appointment, so the lead that came in during a two-hour showing is still a lead at five o'clock.
Search your own name and tell me what comes up
If the first result is your brokerage's profile page, that is the problem, and it is fixable. Fifteen minutes and I will show you what the page about you should say instead.
